If you are in touch with the property market in the Costa del Sol you will know that properties are sticking on the market and only bargains are selling quickly.  Many real estate agents are closing inline with the number of buyers shrinking.

Some real estate angents are specialising in bargains or distressed sales.  The are basically people that are desparate to sell at a low price way under what a Spanish bank would value the property at.

Nice properties in good locations will always fetch good money, but many developments are now finnished but remain un sold and empty.

Bargains can now be found in Marbella, Puerto Banus and along the Golden mile.

After the recent credit crunch banks are not willing to lend money to each other and this has caused banks to be more fussy about whom they lend to.

Many for sale by owner bargains can now be found, people that just want out of property in the Costa Del Sol as the need their capital out or the cannot afford their mortgage.

Properties that suite Spanish people that live and work in Marbella, Fuengirola, Benalmadena, Puerto Banus, La Cala or Mijas are still selling well, but at realistic Spanish prices and not over priced forigher prices.

The type of property that is now very difficult to sell are large developments out of town away from the city centres near the toll road.  Such places that are a large number of square meters "value up" well and can get great mortgages, but can be bought for cheap money as no one wants to live in them.

1 Bedroomed apartments and studios are quite hard to sell and no one wants them, 2 bedroomed places with 2 bathrooms are more what people want as long as they are not too small and don't have bedrooms that are too small for anything!

Apartments that are very very cheap can be bought with a mortgage with no money down, and sometimes mortgage cash back - this can be the case for even non residents, as banks can be pushed as far as 80% for no residents mortgages now if you have the right proofs of earnings to show affordability.

Here is an example of a good deal you could get.  3 bedroomed 140 sq m apartment in Marbella, Valuation 340,000 euros, purchase price 210,000 euros, mortgage 80% of 340,000 gives you an advance from the bank of 272,000, buying costs of say 21,000, mortgage fees of say 3500, gives you cash back of 24,500 euros the day you sign with all your fees and taxes paid.
